A property site where the projects are the navigation
Unity Landmark develops residential, commercial and mixed-use projects across Dhaka and Cox's Bazar. Somebody looking for a home should reach a building, not a company history, so the projects carry the site.

Unity Landmark is the property developer that started Unity Group in 2012. It runs five projects across greater Dhaka and Cox's Bazar: Tribhuban Dreamland City in Savar, Unity Condominium in Hemayetpur, Unity Shopping Complex, Unity Tower, and King of Bay on the Sabrang Marine Drive. Land, residential, commercial and mixed-use, which is four different buying decisions made by four different people.
Nobody is shopping for a developer
They are shopping for a flat in Hemayetpur, or a plot in Savar, or a retail unit. The company only becomes interesting once a specific property has caught their attention, and then it becomes very interesting indeed, because handing money to a developer in Bangladesh is an act of trust.
Most developer sites get this backwards. They open with the corporate history, the chairman's message and the values, and bury the projects three levels down behind a menu labelled "Our Portfolio". The visitor who came to look at a building has to work for it.
So the projects are the navigation here. They are on the homepage, they have their own section, and every one has a page that says where it is, what kind of development it is and what stage it has reached. The company story is still there, and it is good, but it sits where it earns attention rather than where it blocks the door.
One template, four kinds of property
A plot of land, a condominium, a shopping complex and a mixed-use development are not the same product, and a template that treats them identically forces the content into a shape that fits none of them.
The project type is a field, and it changes what the page emphasises. Land leads with location and plot detail. Residential leads with layout and daily usability. Commercial leads with position and access. The reader gets what is relevant to the decision they are actually making, out of one template the client can add to without calling us.
The price prediction tool
The first question every enquiry asks is what it costs, and the honest answer for an in-progress development is a range that depends on size, floor and stage. That is a conversation nobody wants to have five times a day on the phone, and it is a conversation a buyer does not want to start until they have a rough idea.
The tool gives them the rough idea. It does not replace the sales team; it qualifies the person who reaches them, so the conversation starts at the second question rather than the first.
Values that are actually claims
The four principles on the site, planning clarity, practical comfort, responsible coordination and long-term usability, were written to be checkable rather than admirable. "Practical comfort" is specified as layout, access, light, privacy and usability. "Planning clarity" is a promise that a buyer can follow a decision from first enquiry to project discussion.
That is a deliberate editorial position. A value nobody could disagree with is not a value, it is decoration, and a property buyer reading a developer's site is looking for reasons to believe rather than adjectives to admire.
Built the same way as the group site
Next.js and React, server-side rendered, behind nginx on the client's own Ubuntu server, sharing the same engineering standard as the Unity Group site so one team maintains both.
Server rendering earns its place here more than it does on most sites. Property buyers in Dhaka browse on phones, frequently on mobile data, and often several projects at once across tabs. A page that arrives as HTML and reads immediately is not a technical preference, it is the difference between being considered and being closed.
The build is served from a preview subdomain while the client completes content sign-off across the project pages, and moves to the primary domain on approval.
